In 2004, the Eppley Institute was asked to assess the condition of the assets of Bradford Woods. The resulting Facility Condition Assessment Report made clear that, with its current facilities, this nationally recognized site could not continue in its important mission of providing camping, retreats, challenge education, and environmental education for children with disabilities. The assessment provided an initial evaluation of all structures on the 2,500 acre site with a focus on funding and management decisions.
The Eppley Institute:
- Made measurements, sketch drawings, and photographs of each structure
- Calculated deferred maintenance costs, Current Replacement Value, and a Facility Condition Index for each structure
- Tabulated and rendered all figures and data for the Assessment in a clear, visual report form, and
- Created final recommendations and strategic action plans for the Bradford Woods asset portfolio.
This evaluation was the starting point for a more in-depth analysis and fact finding program regarding the future of Bradford Woods; it provided the analysis and data necessary to identify which decisions and actions would lead to possible solutions.
